Downtown Provo is unlike any other neighborhood in Utah County from a roofing perspective. The residential blocks between Center Street and 500 North contain homes built as early as the 1890s — Victorian-era structures with wood shake or original asphalt over original skip-sheathing, mixed-pitch rooflines with dormers and turrets, and decades of layered repairs that have never been fully documented.
The commercial corridor along University Avenue and Center Street presents a different challenge: flat and low-slope roofs over 1920s–1970s commercial construction, many with modified bitumen or built-up roofing systems that are well past their service life. These buildings have dense HVAC penetrations, parapet walls that create drainage constraints, and construction details that require a contractor familiar with commercial flat-roof systems — not just residential shingle work.
We work in Downtown Provo regularly across both residential and commercial projects. We understand Provo City's permit requirements, the historic district overlay considerations that affect material selection on some properties, and the structural realities of working on buildings that were built before modern code — including how Utah County's climate has affected them over a century of freeze-thaw cycling and canyon wind exposure.
